STATE OF ALABAMA
Default having been made in the terms of a mortgage executed to the undersigned by David N. Martin and wife, Brenda J. Martin, on the 6th day of January, 2004, which said mortgage is recorded in the Office of the Judge of Probate of Lee County, Alabama, in Mortgage Book 3063, Page 266, and said default continuing, the undersigned, CharterBank, will sell at public outcry, for cash, to the highest bidder, in front of the courthouse door of said County between the legal hours of sale, on the 18th day of May, 2016, the following described property, to-wit:
Commencing at the Northeast corner of Section 15, Township 18 North, Range 25 East, in Lee County, Alabama; thence run South 89 degrees 49 minutes East for 1802.7 feet; thence run South 01 degree 53 minutes West for 400 feet; thence West 797.2 feet; thence South 00 degrees 31 minutes West for 1524.1 feet; thence North 89 degrees 34 minutes West for 421.7 feet to an iron pin located on the Southern margin of a dirt road and the point of beginning of the parcel or tract of land herein to be conveyed; from said point of beginning, run North 89 degrees 34 minutes West, along the Southerly margin of said dirt road, a distance of 211.8 feet to an iron pin; thence run due South a distance of 379.7 feet to an iron pin; thence South 89 degrees 26 minutes East for 211.8 feet to an iron pin; thence run due North 380.3 feet to said point of beginning; together with all improvements thereon and appurtenances thereunto appertaining.
Said sale is for the purpose of paying the unpaid principal on said mortgage, interest and attorney’s fees as provided in said mortgage, expenses of advertising, selling, conveying, and all other costs that may have accrued.
