NOTICE OF PLANNING COMMISSION MEETING AND PUBLIC HEARINGS
TO: RESIDENTS AND PROPERTY OWNERS OF THE CITY OF OPELIKA AND ALL OTHER INTERESTED CITIZENS
NOTICE IS HEREBY GIVEN that the Planning Commission of the City of Opelika, Alabama will hold a regular meeting and will be conducting public hearings on Tuesday, December 19, 2017 at 3:00 p.m. in the Commission Chambers in the Public Works Administrative Building located at 700 Fox Trail, Opelika, Alabama. Due to Christmas holidays, the Planning Commission Work Session and Regular meeting will be held at the same time at 3:00 PM CT, Tuesday, December 19th. The purpose of the public hearings is to receive public comment on the following:
A public hearing on a request by Blake Rice, authorized representative for Plainsmen Development, Inc., property owner, for preliminary plat approval of the Foxchase on Emerald Lake SD, Phase IV consisting of 74 lots accessed at 700 block of Ski Spray Point.
A public hearing on a request by Ledge Nettles, authorized representative for A & P Holdings, LLC, property owner, for preliminary and final plat approval of the Stowe-Glenn subdivision consisting of 4 lots accessed at 206 Stowe Avenue.
A public hearing on a request by THF MRP Tiger Town LLC, property owner, for preliminary and final plat approval of the Tiger Town subdivision, Redivision of Lot 18 consisting of 1 lot at 2710 Enterprise Drive.
A public hearing on a request by McBride-McGill, LLC, authorized representative for Dan Kennefick, Riverchase Homes, property owner, for preliminary and final plat approval of the East Point Crossing subdivision, Lot 29 Revision, consisting of 1 lot at 2701 East Point Drive.
A public hearing on a request by Joe Hardwick, authorized representative for Crooked Creek Partners, property owner, for conditional use approval for billiards (pool hall) at 808 Columbus Parkway.
A public hearing to consider a recommendation to the City Council on the request by Barret-Simpson, Inc., authorized representative for Land & Timber, LLC, property owner, to rezone 5.25 acres located at the 1800 block of Century Boulevard from a C-2 zoning district to a PUD zoning district.
An agenda item is added relating to the rezoning request that concerns an amendment to the Future Land Use Map for the 5.25 acres at the 1800 block of Century Boulevard from light commercial to residential if the Planning Commission votes to send a positive recommendation to the City Council to rezone the property.
7. The following agenda item is included for review as “Other Business” at the
December 19th Planning Commission meeting:
As provided for the Planning Commission in Section 7.3 A. Note #7 of the Zoning Ordinance, a request for a 4.5-foot front yard building setback variance from the 30-foot setback requirement for the proposed PetSmart development at 2495 Enterprise Drive in a PUD, GC zoning district (Tiger Town) if the development does not have direct access to the Frederick Road Gateway Corridor; the development is accessed from Enterprise Drive not Frederick Road.
All interested persons are invited to attend the meeting/public hearings and be heard. Written comments concerning the above matters may be mailed to the Planning Director at 700 Fox Trail, Opelika, Alabama 36801 at any time prior to the meeting/public hearings and may be further submitted to the Planning Commission at the meeting/public hearings.
The Planning Commission reserves the right to modify or alter any of the proposed amendments to the Zoning Ordinance and to make its recommendations accordingly to the City Council.
