NOTICE OF PLANNING COMMISSION MEETING AND PUBLIC HEARINGS
TO:  RESIDENTS AND PROPERTY OWNERS OF THE CITY OF OPELIKA AND ALL OTHER INTERESTED CITIZENS
NOTICE IS HEREBY GIVEN that the Planning Commission of the City of Opelika, Alabama will hold a regular meeting and will be conducting public hearings on Tuesday, March  28, 2017 at 3:00 p.m. in the Commission Chambers in the Public Works Administrative Building located at 700 Fox Trail, Opelika, Alabama.  The purpose of the public hearings is to receive public comment on the following:
A public hearing on a request by Steven E. Speaks, PE, PLS, authorized representative for Tyler and Jennifer Monday, property owners, for preliminary and final plat approval of Brookwood, First Addition Plat No. 1A subdivision consisting of 2 lots located at 307 Brookwood Court.
A public hearing on a request by Harris Gray, LLC, authorized representative for Ashland Farms LLC, property owners, for preliminary and final plat approval of Anderson Lakes subdivision consisting of 1 lot located at 4500 block Anderson Road.
A public hearing on a request by Mike Maher, Precision Surveying, authorized representative for Scott Land Inc., property owners, for preliminary and final plat approval of Torbert subdivision consisting of 4 lot located at 400 block Columbus Parkway.
A public hearing on a request by Mike Maher, Precision Surveying, authorized representative for the Retirement System of Alabama, property owner, for preliminary and final plat approval of National Village SD, Phase 7-E subdivision, consisting of 63 lots accessed from Eagle Trail.
A public hearing on a request by Barrett-Simpson, Inc., authorized representative for Chapman H, LLC, property owner, for preliminary and final plat approval of The Springs at Mill Lakes SD, Phase 3 subdivision consisting of 40 lots located at 2800 block Highway 280.
A public hearing on a request by Ledge Nettles, authorized representative for 2Xarn, LLC, property owner, for conditional use approval for an Office & Warehouse at 2004 Yarbrough Drive.
A public hearing on a request by Matt Dahlhauser/Jeff Eidson, authorized representative for DAHLCO DT LLC, property owner, for conditional use approval for a Waffle House at 501 2nd Avenue.
A public hearing on a request by Jeremy Gray, property owner, for conditional use approval for a Semi-public non-profit community service facility at 125 Jeter Avenue.
A public hearing on a request by Scott Land Company, Inc., property owner, for conditional use approval for a Sales/Rental/Repair of Tractor & heavy equipment at 400 block of Columbus Parkway.
A public hearing to consider a recommendation to the City Council on the request by Scott Land Company Inc., property owner, to rezone a 14.3 acres located at 400 block Columbus Parkway from an R-4, GC zoning district to a C-3, GC zoning district.
A public hearing to consider a recommendation to the City Council on the request by SKPW 400 LLC, authorized representative for EA Investments, property owner, to rezone an 11,150 square foot lot located at 2500 Cunningham Drive from an R-4, GC zoning district to a C-2, GC zoning district.
A public hearing held by the Planning Commission on proposed amendments to Section 7.3 Specific District Regulations, C. Use Categories: to change Automobile Repair from a Not Allowed Use to a Conditional Use in the Gateway Corridor Overlay District (GC) and provide specific development standards for Automobile Repair in the Gateway Corridor Overlay District
The following other agenda item is included for review at the February 28th Planning Commission meeting:
Amendment to the Future Land Use Map at 400 block of Columbus Parkway, 14.3   acres from manufacturing land use to a general commercial land use
A petition requesting the City Council to vacate the south portion of North 22nd
Street. The Planning Commission provides a recommendation to City Council.
All interested persons are invited to attend the meeting/public hearings and be heard.  Written comments concerning the above matters may be mailed to the Planning Director at 700 Fox Trail, Opelika, Alabama 36801 at any time prior to the meeting/public hearings and may be further submitted to the Planning Commission at the meeting/public hearings.
The Planning Commission reserves the right to modify or alter any of the proposed amendments to the Zoning Ordinance and to make its recommendations accordingly to the City Council.
