NOTICE OF MORTGAGE FORECLOSURE SALE

Notice is hereby given that default having been made in the payment of the indebtedness of Quintina M. Hunter, the payment of which is secured by that certain mortgage executed by the said Quintina M. Hunter in favor of E. A. Investment Corporation, which mortgage is dated March 6, 2009, and recorded in Mortgage Book 3635 at Page 725 in the Office of the Judge of Probate of Lee County, Alabama, and said default continuing, and the entire balance of the indebtedness secured by the above mortgage being due and payable with interest thereon, the undersigned, E. A. Investment Corporation, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the Courthouse door of Lee County, Alabama, in the City of Opelika, Alabama, between the legal hours of sale on the 10th day of June, 2014, the following described real property, to-wit:
Parcel 1, Redivision of “Boundary Survey for David Hill”, according to and as shown by that certain map or plat of record in Town Plat Book 30 at Page 92, in the Office of the Judge of Probate of Lee County, Alabama.

Subject to easements, restrictions, and reservations appearing of record.

Said sale and conveyance will also be made subject to the legal rights of existing Federal Tax Liens, and/or Special Assessments, if any, which might adversely affect title to subject property.

Such sale will be made as provided in said mortgage for the purpose of paying the debt secured by said mortgage with interest thereon, any amounts required to be paid for taxes, insurance or other charges provided in said mortgage, and the expenses of foreclosure, including a reasonable attorney’s fee.

Said property will be sold on “as is, where is” basis subject to any easements, encumbrances, and exceptions contained in said mortgage and those contained in the records of the Office of the Judge of Probate where the above-described property is situated.  Said property will be sold without warranty or recourse, expressed or implied as to title, use and/or enjoyment, and will be sold subject to the right of redemption of all parties entitled hereto.

The proceeds of said sale will be applied according to the terms and provisions of said mortgage.
