NOTICE OF PLANNING COMMISSION MEETING AND PUBLIC HEARINGS
TO: RESIDENTS AND PROPERTY OWNERS OF THE CITY OF OPELIKA AND ALL OTHER INTERESTED CITIZENS
NOTICE IS HEREBY GIVEN that the Planning Commission of the City of Opelika, Alabama will hold a regular meeting and will be conducting public hearings on Tuesday, November 28, 2017 at 3:00 p.m. in the Commission Chambers in the Public Works Administrative Building located at 700 Fox Trail, Opelika, Alabama. Due to Thanksgiving holidays, Planning Commission Work Session and Regular meeting will be held at the same time at 3:00 PM CT, Tuesday, November 28th. The purpose of the public hearings is to receive public comment on the following:
A public hearing on a request by Ledge Nettles, authorized representative for Elizabeth Kay Jolly Trust (Gail Longbotham, trustee), property owner, for preliminary plat approval of the Priester subdivision, Phase 1 consisting of 14 lots at the 800 block of Priester Road.
A public hearing on a request by Ledge Nettles, authorized representative for FTC Investments, LLC, property owner, for preliminary and final plat approval of the EEB subdivision, 2nd Revision of Parcel B consisting of 2 lots accessed at 1207 Columbus Parkway.
A public hearing on a request by Mike Maher, authorized representative for Southside Opelika, property owner, for preliminary and final plat approval of the Southside subdivision, Phase 1 consisting of 2 lots at South 8th Street & Avenue D.
A public hearing on a request by Brandon Bolt, authorized representative for Hughston Builders, property owner, for preliminary and final plat approval of the Reaves-Andrews subdivision consisting of 8 lots at the 1900 block of Andrews Road.
A public hearing on a request by Mike Maher, authorized representative for Wyndham Properties LLC, property owner, for preliminary and final plat approval of the Wyndham Industrial Park SD, Redivision of Lots 3 and 5, Redivision of Lot 5-B subdivision consisting of 3 lots at 2975 Wyndham Industrial Blvd.
A request by Brandon Bolt, authorized representative for Northbrook Opelika, property owner, for final plat approval of the Northbrook subdivision, Phase 5 consisting of 47 lots at the 2200 block of Northbrook Drive.
A public hearing on a request by William Paulk, property owner, for conditional use approval for a restaurant and carry-out service at 1606 2nd Avenue.
A public hearing on a request by Blake Rice, authorized representative for Auburn Equities, LLC, property owner, for conditional use approval for a commercial development and residential condominiums accessed at the 2700 block Pepperell Parkway.
A public hearing to consider a recommendation to the City Council on the request by Ledge Nettles, authorized representative for W. F. Cook, Jr., property owner, to rezone 16.6 acres located at the 2700 block of Society Hill Road from a R-1 zoning district to a C-2 zoning district.
An agenda item is added relating to the rezoning request that concerns an amendment to the Future Land Use Map for the 16.6 acres at the 2700 block of Society Hill Road from low density residential to light commercial if the Planning Commission votes to send a positive recommendation to the City Council to rezone the property.
A public hearing held by the Planning Commission on proposed text amendments to the Zoning Ordinance in the following sections:
Section 2.2 Definitions
Section 7.3 Specific District Regulations: sub-section A. District Regulations, Area Requirements and Notes 6 to 10 and C. Use Categories.
Section 7.6 Gateway Corridor Overlay District: adding sub-section for Gateway Corridor-Primary Overlay District and Gateway Corridor-Secondary Overlay District; sub-section B. Administration adding ii. Materials and Cladding Requirements, d. Fencing and Screening, 7. Special Development Standards.
Section 8.16 Site Plan Review
Section 8.17 Conditional Use modifications to sub-sections A-F
All interested persons are invited to attend the meeting/public hearings and be heard. Written comments concerning the above matters may be mailed to the Planning Director at 700 Fox Trail, Opelika, Alabama 36801 at any time prior to the meeting/public hearings and may be further submitted to the Planning Commission at the meeting/public hearings.
The Planning Commission reserves the right to modify or alter any of the proposed amendments to the Zoning Ordinance and to make its recommendations accordingly to the City Council.
